The start of our Adventure

We have been throwing around the idea of purchasing a property for probably about a year by now but never really seriously considered it until about a month ago. After getting the green light to start looking from out mortgage broker we found a couple homes that looked like they might meet our needs. The first one we looked at was very small and in very rough condition and we didn't even consider it. 
The same day we saw that first house we decided to look at another house that was already conditionally sold but vacant. We really like the size of the property at just over two acres, the house definitely had potential and we definitely would have considered it if the sale fell through. One downside of that property was the fact that it was right off a relatively busy highway. A few days later we looked at a house that looked incredibly promising from the pictures but was a let down when we actually were inside. While the yard was very nicely sized it was not terribly private and the house was quite small. We looked at a second house that night which was a bungalow with a mostly finished basement and a large upstairs. While the lot was not huge it would have been big enough and we actually started putting together an offer before finding out that it had gone conditionally sold while we took our time.
 After increasing our budget slightly we came across a listing that sounded very promising in a very good location. Unfortunately the only pictures were of the outside and the house had been listed for two years. We worried that we were going to see the house and be very disappointed just like the previous houses we had seen. We we got to the property we were very pleasantly surprised by the 3 bedroom 1.5 bathroom house. In spite of the fact that the house is stuffed with clothes and books and toys and more it is clearly in the best shape of the houses we previously looked at. The other huge benefit to this property is that it is on a 5 acre piece of land. After seeing the house we immediately decided to put in an offer. There is another buyer that has First Rights of Refusal on the property but we expect to have an accepted offer tomorrow morning and then will find out within 48 hours if the other buyer wants it or not. 
We are trying to contain our excitement and not get our hopes up too much when there is still plenty that could cause this to fall through but we are definitely optimistic. The next two days are going to be stressful as well as the two weeks after that until we potentially get a firm sale. I will likely fill the time by dreaming up possible renovations that we could do to our very own home.
